Disneyland Resort Eastern Parking Structure

Request for Proposals (RFP) submission due August 22nd, 2025, at 2:00pm PDT

Swinerton Builders is seeking subcontractors to bid for the Disneyland Resort Eastern Parking Structure located East or Harbor Blvd, Anaheim, CA 92802 (30 acres)

Project Overview

Parking Structure: 6,200-stall parking structure (PS), 8-level, including toll plazas, auxiliary back-of-house support office, guest circulation and shuttle bus drop-off/pick-up area. Guest Circulation: An elevated walkway will carry guests from the PS to a circulation bridge crossing over Harbor Blvd (bridge over Harbor is NIC).

On-Site Vehicle Circulation: On-Site vehicle circulation to move guests’ vehicles to/from the City right of way into and out of the parking structure. Site Development & Offsite Work: Building/Site Demolition, Paving scope in existing surface parking lot to convert the lot to oversized vehicle/overflow guest parking. The addition of one lane along Manchester, installation of new traffic signals, and bike lanes as shown.

The project will be subject to a Project Labor Agreement.

Scope of Work includes: Survey, Cast-in-place Concrete, Concrete Reinforcing & PT, Masonry, Structural Steel, Misc. Metals, Decorative Facade Treatments, Waterproofing/Traffic Coatings/Sealants & Caulking, Built-Up Roofing, Sheet Metal, Expansion Joints, HM Doors/Frames/Hardware, Glazing, Flooring, Painting, Fire Extinguishers, Parking Control Systems, Bicycle Racks, Elevators, Fire Suppressions, Plumbing, HVAC, Electrical, Fire Alarm, Site Demolition & Clearing, Building Demolition, Earthwork, Asphalt Paving, Site Concrete (On/Off-Site), Pavement Markings & Striping, Tactile Warning Mats, Landscaping, Site Utilities (On/Off-Site), and Traffic Signals.

All trades shall comply with current local building codes as well as ADA Guidelines, California Title 24 Regulations. Clearly state any qualifications and/or assumptions included in your proposal, in addition to all permits, fees, licenses, charges, etc. In addition to the RFP Documents, subcontractors may be issued supplemental information, including but not limited to Instructions to Bidders, Scope Sheets, and/or Unit Price Bid Forms.

At Swinerton’s discretion, Swinerton may require a Payment and Performance bond and/or a letter of bondability from a qualified and accepted Treasury listed Surety within 48 hours of demand.  Please provide bond rate together with single project bond $ limit for scope of work to be performed in your proposal.  List of certified companies:  https://fiscal.treasury.gov/files/surety-bonds/list-certified-companies.pdf.
